Two kinds of North Port homes

Much of North Port was laid out by General Development Corporation starting in the late 1950s as a grid of single-family lots, and the city has filled in one street at a time ever since. That means a block can mix a system that is decades old with one installed last year, so we look at the age and refrigerant of your equipment before recommending a repair or a replacement. When it is time for a new system, Adam installs the latest efficiency or whatever fits your budget.

Wellen Park, the planned community along US 41 and River Road that includes the Braves spring training ballpark, is mostly newer construction. Newer homes tend to need routine maintenance and warranty-friendly service records more than major repairs. Adam offers the Stone Cold Maintenance Agreement for that.

If your yard flooded, check this before turning the AC back on

Hurricane Ian brought serious flooding to parts of North Port in 2022. Outdoor condensers sit low to the ground, so after high water:

  • Leave the system off at the thermostat and the outdoor disconnect if water reached the unit.
  • Look for silt or debris packed into the coil fins and around the base.
  • Have the electrical parts checked before restarting, since floodwater can short them out.
  • If you are replacing the unit, we can set the new one on a raised stand where required, the approach FEMA recommends for flood-prone yards.

Summer storms and AC capacitors

Afternoon thunderstorms roll through North Port most of the summer, and Florida's power flickers, brownouts and surges are hard on the run capacitor that starts your compressor and fan. A weak capacitor is one of the most common reasons a North Port AC hums but will not start. It is an inexpensive part, and we check it at every tune-up.
